The CAFM system pitFM was introduced at Caverion Austria in order to efficiently organize the space management for around 3,000 rooms at the Vienna site. Based on a customer order, the system was expanded to include processes for order processing, maintenance and servicing, which have been successfully in use ever since. The internal system link allows automated processing of external service invoicing and thus creates consistently transparent processes in facility management. A central component is the fault reporting process: customers can report faults directly online via a globally accessible web interface. The data flows seamlessly into the CAFM system pitFM, where it is available for quick processing. After completion and, if necessary, supplemented with damage images, the data is stored in the system again. This digital process speeds up processing and at the same time improves the transparency and traceability of workflows.
Maintenance and repair management is controlled completely digitally via pitFM. Work orders can be created, processed and reported automatically. With the integration of the pitFM Mobile software solution, technicians can work directly on site and feed maintenance or repair reports into the system in real time. This results in seamless documentation of all service assignments and a significant increase in efficiency in building maintenance.
The CAFM system pitFM has been expanded to include a workflow for approving purchase requisitions. This allows property managers to submit requirements on the move and approving instances to approve them. Orders can then be triggered via the system and managed centrally by the purchasing department. Another important development step was the implementation of an interface to SAP and the successful migration of data from the Aperture system. The seamless integration into SAP enables consistent data processing and increases efficiency in the management of external and internal processes.
